Why the upfront cost question leads developers to the wrong answer, and what to ask when evaluating court amenity ROI.

AUSTIN, Texas – June 5, 2026 – The most common ROI question in multifamily amenity planning is: “What does this cost?” It is also the least useful question you can ask when evaluating court infrastructure.

The upfront cost number tells you almost nothing about whether the investment will perform. It does not tell you what the facility contributes to lease-up velocity. It does not tell you what it costs to leave the amenity gap open and watch qualified prospects choose the competing property that filled it. It does not tell you what a concession cycle costs when vacancy creeps up because your amenity package is not differentiated. And it does not tell you what a noise complaint situation costs when your court was specified without acoustic engineering.

The developers who are consistently getting the best returns from court amenity investments are not the ones who found the cheapest installation. They are the ones who asked the right questions before the budget was locked.

The four variables that actually determine court amenity ROI

Rent premium support. A well-designed, enclosed court facility is one of the few amenities that is genuinely difficult for a competing property to match on short notice. The specific premium depends on your submarket and competitive set. Against a total court infrastructure investment in the range of $150,000 to $400,000 depending on scope, the math makes sense quickly.

Lease-up velocity. The value of an amenity during the lease-up phase is highest when demand for that amenity is concentrated in your target renter demographic. Pickleball participation is growing fastest among renters between 25 and 45 in Sun Belt markets. A property that opens with a visible, architecturally finished court facility captures that demand signal in the leasing office. A property that is still finalizing its amenity package or that opened with a basic chain-link installation does not.

In lease-up, a difference of even 30 to 60 days in absorption has a meaningful impact on total project return. Amenities that accelerate conversion from tours to applications are not a luxury. They are a capital allocation decision.

Vacancy and concession drag over the hold period. This is the calculation most developers underweight. The upfront cost of a premium court installation gets evaluated against the total cost of a lower-quality amenity across the full asset hold period.

A chain-link court with windscreens costs less to install. It also ages visibly within two or three years, generates noise complaints at typical residential setbacks, and creates friction between management and residents that contributes to turnover. Instead of “what does this cost,” the question that produces a useful answer is: “What does this facility need to deliver over the hold period to justify the investment, and which specification gets me there?”

That reframe changes the conversation from a line item comparison to an infrastructure decision. It also changes which product tier makes sense for your project. A developer evaluating a 15-year hold on a Class A multifamily asset reaches a different specification conclusion than one evaluating a 5-year value-add and exit. Both are correct for their context.
